Body corporate levies

The body corporate, not the body corporate Manager, will authorise expenditure either at its Annual General Meeting, or at an Extraordinary General Meeting. During this meeting, a decision on how these levies are to be raised will also be made. Each year, a general or everyday Levy will be raised. This general Levy is designed to meet predictable and everyday expenses such as building insurance, maintenance, administration, building compliance costs and uitlity charges for services that affect common property. Occasionally there will also be need of special Levies when a one off, yes important cost arises. An example of this may be storm damage to the common property.

It is important to note that the body corporate Manager does not dictate how these levies are spent. The body corporate Manager's primary function is administer the funds and see they are spent as the body corporate deems appropriate.
